Affordable Small Office Space
Finding small affordable office space
in areas like metropolitan Los Angeles is a great challenge for small business owners and entrepreneurs. Lease rates in many
areas are prohibitively high and leave the lessee with no equity at the end of the lease. Purchase prices in many areas are
also prohibitively high, and this problem is compounded by the limited availability of small office space. Frequently the
business owner is forced to purchase more space than is required, further limiting the economics of this option. Savvy developers are aware of this need and are working to respond to it. These investors are developing
facilities that are move-in ready, provide an appropriate ration of office/warehousing or manufacturing space, and convenient
employee and delivery parking. Add to this a good location and business park or office condominium property management and
the whole package becomes very attractive to business owners. And, SBA loans are readily available, requiring only 10% down,
with historically low interest rates.
